Duty holders have a legal obligation to ensure electrical systems have sufficient maintenance to prevent danger. This lends itself to periodic inspection and testing.

Electrical Installations deteriorate due to a number of factors such as damage, wear, tear, corrosion, excessive electrical loading, ageing and environmental influences. Consequently:

 

  1. Legislation requires that electrical installations are maintained in a safe condition, and this lends itself to periodic inspection and testing.

  2. Licensing authorities, public bodies, insurance companies, mortgage lenders and others may require inspection and testing of the electrical installation.

  3. Additionally, periodic inspection and testing should be considered in the following circumstances:

    1. To assess the compliance with BS7671

    2. On change of use of the premises

    3. After additions and alterations to the original installation

    4. Where there is significant change (increase) in the electrical loading of the installation

    5. Where there is reason to believe that damage may have been caused to the installation, as might be the cause for example after flooding.

 

In addition, electrical installations should not be left without any attention for the periods of years that are normally allowed between formal inspections. Electricity at Work Regulations 1989 require commercial installations to have maintenance and interim routine checks carried out. 

 

This is a general on-going requirement to manage health and safety at work, and electrical safety is just one area. To ensure that regular routine checks are made on the electrical installation it may be advantageous in larger premises to combine these with other regular checks such as emergency lighting and fire alarm inspections. All results should be recorded on a simple form and filed for any future reference.
